An Example
Heart of Dixie Real Estate wrote a purchase contract for $23,000 on a 2-bedroom house that will be worth $40,000 after renovations. The update cost $2,500.
An investor offered $20,000 to invest in this house. I offered to pay him 8% annual interest rate because he wanted to receive monthly payments.
He was to receive $300 per month for twelve months, with a final payment of $17,925.
He would have earned $1,525 interest on his investment (8% annualized).
In the end, I let the contract expire because the house resale value at the end of the year would not have met my expectations. It would have been good, but not great, so I let the contract go.

Security
Your money will be secured with (links are downloadable forms):
1. Deed to Secure Debt. Your name is on the Deed.
2. Promissory Note. You have a legally-binding Promissory Note, guaranteeing that I will pay you back. A Promissory Note specifies: (1) the amount of the loan (the principal), (2) the interest rate (the interest), (3) the amount and frequency of payments in repaying the debt, (4) due date(s)/schedule of payments, and (5) the penalties imposed if payments are not made as specified. The promissory note identifies the borrower and the person who will receive the payments.
3. Title Insurance. You have an insurance policy, or endorsement of an existing policy, that guarantees that the title to the real estate is clear and clean and protected.
Your IRA, Roth IRA, ( or 401(k), or 403(a) annuity plan, 403(b) tax-sheltered annuity, or 457(b) compensation plan rolled into an IRA), SEP, and other retirement accounts can legally be controlled by you for investments that will pay you much more than mutual funds or bonds.

A Recent Example

4. The attorney and Equity Trust signed the Warranty Deed and the HUD-1 form, and the seller and I signed the closing documents. That was all.
5. When the house sells or is rented, I use the coupon book supplied by Equity Trust to pay the money back into my IRA.

Comparison Between 7% Compounded Interest and 12% Simple Interest

What is $25,000 worth in five years at a compounding 7% yield?
It’s worth $35,440.
But now let’s take that same $25,000 and invest it for the same five years at 12% simple interest instead of 7% compounding.
Now it’s grown to an amazing $40,000!
That’s a $4,560 Difference Simply by Upping the Yield from 7% to 12% ......
That’s An Extra $912.00/year on $25,000.
