The Rent-To-Own Process: A Recent Example:
1. You submit the Rent Pre-Application form to me.
2. You like the house at 1901 Windsor Avenue, Capitol Heights.
3. I buy the house ($65,000) and renovate the house ($15,000). The house is now worth $112,000.
4. You agree to rent the house from me for two years at $800/month, where you pay an $800 security/damage deposit, plus the first month's rent of $800.
5. You agree to the "Option to buy the house" within the next two years, at your price of $94,000 (16% less than the true value);
you pay now only the 5% Option Fee ($4,700), and agree to pay $9,400 as the down payment when you are ready to buy the house.
6. You love the house and you do decide to buy the house at the end of the first year (when your credit score has jumped up 60 points!)
7. Your Option Fee of $4,700 now is applied to the down payment of $9,400, leaving a balance of $4,700 on the down payment.
8. Your on-time rent payments for the first 12 months give you an additional credit of $4,800. Your downpayment is covered!
9. Your rent payment of $800/month is now your mortgage payment; or, you can buy the house from me using other money sources for the balance of $84,600.
10. You are now a home owner, living in the home that you chose, decorated the way that you chose, and with the neighbors and schools that you chose!
